The Homebuying Process

From Contract to Keys: Your Home Closing Roadmap

An accepted offer starts several parallel reviews. Use the milestones to plan your move—and keep the contract deadlines in view.

Quick Facts: A Coordinated Closing

  • Contract dates

Build the calendar from your agreement.

  • Parallel reviews

    Property, underwriting and title overlap.

  • Final numbers

    Leave time for required disclosures.

  • Possession

Confirm when you receive the keys.

Start with the contract calendar

Work backward from closing through financing, inspection and contingency deadlines. Confirm who owns each task and which dates require agreement to change.

A financed purchase may be planned around a 30- to 45-day contract. That is a planning example, not a promised completion time. Several reviews run at once.

Not a fixed timetable. Your contract, loan, property, documentation and local settlement process determine the actual dates.

Keep three workstreams moving

Buyer and property

Buyer and property

Arrange inspections within contract deadlines. Condition review and the lender’s appraisal serve different purposes.

Lender and underwriting

Lender and underwriting

Provide current income, asset and debt records. Conditional approval means outstanding items still need resolution.

Title and settlement

Title and settlement

Resolve ownership, liens and payoffs. Coordinate required documents, insurance and funds under the local process.

Earnest money is a contract deposit, distinct from the down payment, generally credited in the final accounting. Contract terms control its timing, handling and possible return.

Review final numbers before the appointment

Leave time for the Closing Disclosure

At least 3 business days

Before closing for covered mortgage loans. Compare it with your most recent Loan Estimate and resolve changes in terms, payment, costs and cash to close.

Confirm the calendar with the lender and settlement team. Some changes restart the waiting period; not every correction does.

  1. Signing You execute the required documents.
  2. Funding Loan funds are disbursed under the transaction’s process.
  3. Recording Applicable documents enter the public record.
  4. Possession The agreement controls when you receive the keys.

Recognize what can move the date

Potential closing delays and how to prepare early
Potential delay Prepare early
Missing financial records Use a current checklist and respond promptly.
Property or appraisal issues Review contractual options with your agent and lender.
New debt, job changes or transfers Inform the lender before acting and document sources.
Title, payoff or insurance questions Identify the responsible contact and open requirement.
Funds, disclosure or lock timing Verify the closing calendar and rate-lock extension terms.

Prepare for the final handoff

A household moves in after the agreed closing and possession process.
  • Resolve Closing Disclosure questions before signing.
  • Confirm walkthrough, repairs and the expected property condition.
  • Verify payment instructions using an independently confirmed phone number.
  • Bring requested identification and keep signed copies.
  • Match moving plans to actual possession arrangements.

A last-minute email alone is not enough to verify changed wire instructions. Confirm the settlement team’s process through a trusted contact.

The Bottom Line

A closing calendar works best when the buyer, lender and settlement team stay coordinated. Follow your contract, respond to requests and confirm the funding and possession details before making firm moving plans.
