Common Questions

Questions We Hear Most Often.

What is the difference between pre-qualification and pre-approval?

Pre-qualification is a quick estimate based on what you tell us about your income, assets and debts. Pre-approval goes further: your documents are reviewed and your credit is checked, so sellers and agents can see your offer is backed by a lender’s conditional commitment.

How much do I need for a down payment?

Often less than people expect. Some conventional programs start at 3% down, FHA loans at 3.5%, and VA and USDA loans can require nothing down for eligible borrowers. Down payment assistance may cover part of the rest — the right amount depends on the program and your goals.

What credit score do I need to buy a home?

Minimum credit score requirements vary by loan program and lender. FHA loans may allow lower scores than many conventional programs, while some alternative programs consider more than the credit score alone. A stronger credit profile may help you qualify for more favorable rates and terms, so it is worthwhile to review your credit before shopping for a home.

Can I qualify if I’m self-employed?

Yes. Alongside standard tax-return documentation, bank statement, P&L and DSCR programs are built for business owners, freelancers and investors whose tax returns don’t reflect their real income.

When does refinancing make sense?

Usually when it lowers your rate or payment enough to recover the closing costs within the time you plan to stay, removes mortgage insurance, shortens your term, or lets you tap equity for a clear goal. We run the break-even math with you before you decide.
