“You need 20% down to buy”
Twenty percent is not a universal minimum. Eligible buyers may have low-down-payment conventional, FHA or no-down-payment VA and USDA options. Each has its own borrower, property and program rules.
A lower down payment means borrowing more. Compare mortgage insurance or program fees, closing costs and cash remaining afterward.
20% down generally avoids borrower-paid PMI at origination on conventional loans. It does not remove FHA mortgage insurance. No down payment does not mean no cash to close.
“Shopping lenders will ruin your credit”
Mortgage rate shopping receives special treatment under common scoring models. Keep comparisons concentrated and ask how each lender’s credit review works.
Applications for different types of credit are not all combined into the same mortgage-shopping group.
Same-type mortgage inquiries in a qualifying window are generally grouped for scoring. Hard inquiries can still appear; this is not a promise of zero impact.
